The ground changes as you cross the metro

This service area spans real variation, and it shows up in every estimate. Bixby and Catoosa sit near rivers, where higher water tables moderate dry-season shrinkage but add sustained dampness — drainage design does more of the work there. Broken Arrow, Owasso, Jenks, and Glenpool form the slab-and-subdivision belt, where graded fill over native clay adds a second settling clock alongside the seasonal one. Sand Springs brings real terrain, so slope water leads the diagnosis. Sapulpa sits off the river valley in Creek County, on ground that reads differently enough to warrant a fresh evaluation. Claremore rolls, which helps drainage more than most of the metro.

Two housing eras, everywhere we go

Across all ten communities the same split repeats: midtown pier-and-beam and partial-basement construction, and the suburban belt's slab-on-grade. The clay treats them identically; the repairs differ completely. Pier-and-beam houses get pier, sill, and girder work with preservation-grade care on older stock. Slab houses get perimeter piering, interior support, or leveling depending on where the floor survey finds the low points. The evaluation identifies which house you own before anyone prices anything.
